The Beckwith

WHERE IS THE BECKWITH LOCATED?

The Beckwith is located at the foot of Crested Butte Mountain at the bottom of the two primary ski lifts to the mountain. It’s a launchpad for everything Crested Butte and its surrounding valleys have to offer.

The Beckwith offers an elevated suite of comprehensive amenities for all guests, owners, and members — seamlessly woven into your lifestyle at the base of the mountain for adventure, recovery, and connection.

  • Dining & Lounges – From alpine bistro fare at Telly’s to the soulful vibe of billy barr and ski-film nostalgia at Matchstick Lounge, The Beckwith celebrates Crested Butte’s culinary character and après spirit.
  • Après at Ski Beach – The mountain’s social heartbeat. Firepits, live music, local brews, and a year-round calendar of events set the tone for gathering with friends and family.
  • Sun Deck & Hot Tub – A front-row seat to the Butte. End your day on our recovery terrace with a sauna, hot tub, and cold plunge to get ready for the next adventure.

The Beckwith will have 96 hotel rooms after renovation is complete.

Beckwith Residences

Beckwith Residences is a collection of 49 one-, two-, three-, and four-bedroom retreats located within The Beckwith resort. The 49 residences are comprised of 12 one bedrooms, 26 two bedrooms, 9 three bedrooms, and 2 four bedrooms on floors two through six.

Residences range from 907 to 3,514 square feet.

Interested buyers begin with a $10,000 refundable reservation, submitted via a digital agreement through CTM eContracts. Priority is determined by the timestamp of when the deposit is received by the escrow agent, Land Title Guarantee Company.

No. The reservation provides priority in the selection process but is not tied to a specific unit. You may indicate a preferred unit type or number of bedrooms, but selection is based on your position in the priority list.

You’ll receive confirmation of your reservation. When residences are released for sale, you’ll be invited to a private consultation (in person or via phone/video) to review available inventory and make a selection.

Residences will be released in phases, beginning in late December 2025. Additional releases will follow as inventory and seasonality allow.

You’ll meet with a member of the sales team to review available units in your desired category and make a selection based on your priority. If you choose to proceed, you’ll receive a Purchase Agreement for signature.

If you choose a residence, a Purchase Agreement will be sent via CTM eContracts. You’ll have 72 hours to sign and four (4) business days to submit the initial 10% earnest money deposit with a 15-day review period of documents. A full Purchase Agreement will be made available to prospective buyers upon request. The second earnest money deposit will be an additional 15% due on April 1, 2026.

Yes. You may choose to defer your selection to a later phase or cancel your reservation entirely at any time, with a full refund of your deposit.

Yes. If you proceed to contract, the $10,000 reservation deposit is applied toward your earnest money.

Yes. Buyers may reserve multiple units by submitting a separate reservation agreement and deposit for each.

The Beckwith Residences design team includes several top-tier designers and engineers. The team is led by Colorado-based 4240 Architects, with interiors by R&L Design Co. (formerly River + Lime), an interior design firm that specializes in luxury mountain resort properties.

Beckwith Residences were each designed with two fixed finish package options – The Alpenglow which is a lighter and more neutral palette and The Slate which features more earthy blues and grays. These are fully detailed in the Finish Books at www.COMINGSOON.COM. Owners who buy early enough will have an opportunity to select the finish package they desire. At a later date, the finish package will be selected for each unsold residence by the developer.

Beckwith Residences are sold unfurnished. Each home is designed to be a stunning canvas that the owner can fill with art, furnishings and finishing touches that are personalized to their specific style and taste. R&L Design Co., is pleased to offer curated and turn-key furniture, artwork, and houseware packages to buyers that complement their fixed finish schemes. For owners choosing management through The Beckwith hotel, owners would be required to furnish their units through R&L Design Co. to provide a uniform product and guest experience across the property.

Construction will begin in Q4 2025 followed by a full shut down of the property in Q2 2026. Construction is anticipated to be complete by the 2026-27 ski season. Regular updates will be communicated throughout construction to keep owners up to speed on progress.

Each owner will have the opportunity to conduct a final orientation and completion walk-through scheduled prior to closing. However, due to safety protocol and construction sequencing there will be limited or no access to the building during most of the construction process. Any desired site access will be considered on a case-by-case basis, at the Developer’s sole discretion.

Heating and cooling are provided by water-sourced heat pumps with in-residence controls for both heating and cooling. Hot water is provided through a central building domestic hot water system.

At The Beckwith, gear isn’t an afterthought — it’s essential to the lifestyle. Every residence is designed with storage solutions that support spontaneous outings and gear-heavy days, whether it’s skis in January or mountain bikes in July.

  • Lockable In-Residence Storage: Enjoy lock-and-leave convenience.  Lockable owner storage in the primary bedroom enables you to store items securely, right where you want them. Residences also include mudrooms with built-in benches and cubbies to keep things organized and accessible.
  • Ski Storage : As part of your membership at Club Beck, you will receive a dedicated locker as well access to the slopeside ski valet operated through The Adventure Lab.  Each member will be able to store up to four pairs of skis at the ski valet.  The Adventure Lab will also provide you and your guest the latest skis for demo and rental. 
  • Bike Storage: The parking garage features a secured, seasonal bike storage cage. In addition, we anticipate The Adventure Lab providing bike valet and full-service bike tuning during the summer. 
  • Owner Garage Storage: Mountain bikes. Backpacks. Hiking boots. Camping chairs. Ice skates. It adds up! But don’t worry – each residence has a dedicated storage cage of approximately 5’x 4’ in size on level two of the parking garage.

Yes. The Beckwith offers seasonal shuttle service to downtown Crested Butte. Additional concierge-arranged transportation is available at an additional cost for airport transfers and guided excursions, making it easy to get where you need to go — no car required. Mountain Express offers convenient bus shuttles between the Mt. Crested Butte base area and downtown Crested Butte every 15-20 minutes during summer and winter season.

Each residence includes access to our secure parking garage with one dedicated parking space while in residence. Three- and four-bedroom units will have access to one additional parking space.  Guests are encouraged to use the valet parking option and additional parking is available on a first-come, managed basis.

Owners will have a dedicated residential garage entrance with access controlled through secure entry systems. Owners and their accompanied guests may park in the residential parking area and may self-park subject to availability.

All hotel guests and any unaccompanied guests of owners will check in through The Beckwith hotel. These guests will use hotel valet and will be parked in the commercial parking areas. Renters booking through The Beckwith hotel will utilize the hotel’s valet parking service.

Elevators connect all levels of the building to the garage for easy, weather-protected access directly to your floor.

Yes. A limited number of short-term surface spaces are available for drop-offs and guest check-ins, managed by the property team.

The Beckwith includes EV charging stations in the garage, with infrastructure in place to scale with demand.

Parking is governed by HOA rules and regulations, which are subject to periodic review. All changes are communicated in advance to owners and guests.

Concierge services are available to owners at all times and available to renters booking through The Beckwith Hotel. Services may include pre-arrival residence preparation, activity bookings, and additional guest support offerings.

Your physical address will be 500 Gothic Road #xxx, Mt. Crested Butte, CO 81225. FedEx and UPS are expected to deliver directly to the on-site package room. To receive U.S. Postal Service mail, residents will need to register for a PO Box at the Crested Butte Post Office.

No. Owners may rent their residence on a short-term or long-term basis, as frequently as they choose. The HOA Declaration outlines minimum requirements for third-party rental agents. Owners should consult these provisions if planning to rent their residence. Please note: the Town or HOA could implement rental restrictions in the future. Owners are also responsible for securing personal property and general liability insurance coverage, as detailed in the HOA documents.

A professional property manager is highly recommended to maintain and service your residence. The owner or their designated manager is responsible for all interior maintenance, excluding items covered under the one-year Developer warranty. Property managers will require approval by the HOA. Property managers should oversee the functionality of systems and appliances, coordinate guest arrivals and departures, and serve as the primary point of contact for both owners and guests post-closing.

Yes. The Beckwith Hotel, through Highgate Management, offers optional homecare and property management programs to owners. These services may include: concierge access, housekeeping, maintenance, grocery stocking, regular home inspections, capital project oversight, move-in coordination, delivery assistance, and full-service rental management. Interested owners should contact Highgate Management directly for program details.

No. Owners are free to select their own property manager approved by the HOA. However, working with Highgate Management may provide operational efficiencies and streamlined support. In addition, the security of our owners and guests is very important to us. To secure approval from the HOA, another property manager must, at a minimum, demonstrate a knowledge and ability to comply with all laws applicable to short-term occupancy, coordinate with Highgate and the HOA managing agent on all on-site access and services, coordinate all check-in, check-out, and parking by owners and guests, demonstrate that its services and staff comply with hotel standards applicable to the property, and enter into an agreement confirming compliance with the HOA governing documents and approval requirements.

Yes. The HOA permits up to two domestic pets (dogs or cats) per residence. Owners who rent their residence may decide whether or not to allow pets for guests. There are no breed restrictions, but all pets must be well-behaved and not disruptive to other residents. Pet owners must comply with all HOA rules and are expected to clean up after their animals. Bona fide service animals are not considered pets, under the HOA rules, and not subject to the general pet restrictions. Please note that pet policies are subject to change under HOA governance.

The HOA is responsible for electricity service, gas, water and sewer service, trash and recycling, basic cable and internet, amenity operations, snow removal, building insurance, and common area cleaning and maintenance.

Homeowners are responsible for furnishing their residence (R&L Co offers curated, turn-key furniture and homewares packages designed to complement the finish packages) , maintaining personal contents insurance (HO6 policy) and any additional television or internet subscriptions beyond the base package.

HOA dues include general hazard and liability insurance for the building and common areas, maintenance and cleaning of all shared spaces, snow removal, landscaping, water and sewer, trash and recycling, lighting, an allocated portion of amenity upkeep, and association management and administration.

The HOA operating assessments for The Beckwith are currently being finalized. Final estimates will be included in the buyer’s disclosure materials.

The HOA Board of Directors determines the annual operating and reserve budgets, with the support of the management company. The budgets are deemed ratified unless opposed by a super-majority of owners at the annual meeting.

The HOA may access individual residences to service common systems or in the event of an emergency. Owners will be notified as appropriate.

Capital reserves are funded through regular contributions from HOA dues. These funds are maintained separately from operating funds and are allocated for long-term capital improvements and major maintenance. Contributions are guided by an independent reserve study that evaluates the building systems, expected useful life, and replacement costs.

At the time of sale, each new owner will contribute an amount equal to three (3) months of annual assessments to the HOA’s working capital fund. This contribution is not considered a prepayment of dues. Upon resale, the owner may negotiate some recoupment from the new purchaser as part of the resale price.

The transition from developer to owner control will occur as outlined in the Declaration and Bylaws, included in the buyer’s disclosure materials.

The HOA Board will initially consist of 3 persons appointed by the developer. After the transition to owner control, the Board will increase to 5 persons, with 2 Board members elected by the class of residential owners, 2 Board members elected by the class of commercial owners, including the Hotel owner, and 1 at-large Board member elected by all owners.
